We acquired this 1.3-acre former social club site, identifying its strategic potential at a prominent junction in the desirable Hackenthorpe suburb. Our original intention was to develop the site ourselves.

Our role encompassed the crucial, high-value stages of the development. Our initial work involved managing comprehensive site preparations, including addressing unforeseen ground conditions related to the former club’s buried foundations. We successfully managed this phase, commissioning the necessary geotechnical reports and engaging contractors to execute the full remediation and site clearance.

With the site properly de-risked, we led the project through the complex planning process. We submitted an application (19/01000/OUT) with a detailed indicative scheme to prove the site’s capacity for 28 plots.

We successfully secured a highly valuable Outline planning consent, with a key achievement being no Section 106 agreement or affordable housing requirement.

As we were preparing to move to the build phase, the COVID-19 pandemic caused a major shift in the market. We made a strategic decision to pivot from developing the site ourselves and instead focused on a successful sale.

We managed the sale of the fully remediated, ‘shovel-ready’ site to Walshaw Homes.

Walshaw Homes subsequently made their own commercial decision to pursue a different Reserved Matters approval, optimizing the site for their own scheme of 22 homes. The project is now completed and known as Valley View Court, with a number of the new homes being delivered to Sheffield City Council (SCC) for affordable housing.
